Refresh/update as needed, properly screen and place a quality tenant using a rental agreement that has some teeth and covers all of the areas of concern.

I really want to get into this house not only for the extra $125/month but also thought it would be a good little turn key 2bd to cut my teeth.

But in Oregon there are lawyers that would love to get there teeth into a person who calls themselves a wholesaler that has taken advantage of an elderly person.

Now that i am stabilizing a duplex i feel very confident in getting a four or five unit next. my advice is to cut your teeth, for a little and then you bite off a bigger project.

Mary, no, there isn't thing hard about it, it's just that such are about like selling hen's teeth, rarely do these come together without much involvement. :)

One point to remember about American Standard enameled fixtures is that they have a bright-white finish that's significantly whiter than a lot of stuff made by other companies, simply doesn't match.

I would rather see you find a cheap rental locally and cut  your teeth there.  

However, I asked the management company to do a full checkup of the property and provide pictures, which they didn't and I kept pulling teeth asking about the status.
