@Sean Murray I am a UoR alum as well and agree the surrounding neighborhoods would make decent rentals - save for the ones directly south of campus.

I would have to agree that if you cannot find the correct answers you are looking for in regards to a time table or the law surround an eviction you should hire an attorney.

Hi David, thank you for this it is an interesting read and there is lots of good food for thought.But for me I am not a fan of Syndication, (yet) and I do believe that the main reason for this is the lack of direct control I end up having.I have ventured into Partnerships over the years and with the exception of the one I have with my wife, none of them worked well for me, I understand this is more than likely a result of my approach to them, so I am confident that I can make it work, to me its a matter of finding the right place, and after a lot of conversations about Memphis I have decided this is not where I want my first Large Apartment purchase to be.I am now going to expand my search into Texas and possibly other surrounding states to see what can be found.

The only issue I see here is if for some reason it doesn't pass the test post-rehab, I will then have wasted a considerable amount of money as the liability/ethical issues surrounding its rental or sale would be too great to assume.Any advice here is greatly appreciated!

I mean rent would have to be at least 170-200% of the surrounding area otherwise.

Holland, Muskegon, Ionia, and Other communities that surround GR within a 45 minute drive will likely be a good place to put your money.

I recently moved from Ohio to the the NW GA area to expand our REI company down to the ATL and surrounding markets.

But the location (being on a major road surrounded by apartments) is not ideal for our children.  

@Jonathan West At this point I would imagine they are asking for the inspection report to try and get details surrounding the reasons you gave for backing out.
