I have around $500K to invest and also have the opportunity to pool additional funds from investors, totaling approximately $1 million.Considering the complexities and governmental regulations in New Jersey, I'm struggling to make a decision.

@Jacob Munson Make sure you include costs to furnish the place, kitchen stuff, linens, supplies, nice looking decorations etcI'd be curious what others have spent but my guess for a 3 bedroom house with a pool is between 30-40K from bare house to ready to rent.

@Katie Van Koooten usually owner occupants will pay a bit more and you’ll have a larger buyer pool with more competition.

We are both interested in REI, and plan on pooling our money together to invest.  

I would suggest trying for a single family, your demographic of renters are better, values rise faster and you will have a more diverse renter pool.
