Carl Hi I would just sell to an Investor an let them take Over since you only have a Short time to get the Place in decent Shape since the city is on you an they need to see some work done otherwise they will fine you and Demolish the Property.you stated your Credit is not all to good and the Funds are Not there instead of Stressing an trying to deal with it go to your local REIA an let others know that your wanting to sell take pics inside an out or someone on BP who is in your area might see this post an buy from you.Good Luck.

Unfortunately my business partner is computer illiterate and I'm quite confident if I even mentioned scanning and emailing documents to a CPA out of state that he would be upset.Tim,Thank you for the recommendation, that's exactly the type of CPA that I'm looking for--a CPA that also invests in real estate.
