Profitable months will be green and lower months you’ll be red.  

Added benefits: Indianapolis is pro-investor / landlord, much less red-tape for building a rental / STR empire, and the property taxes here don't drown your cash flow (although they have gone up like elsewhere). 

This to me was a red flag.

@Juliet Banks  I am sure the same would apply if you were looking for attorneys in other markets.....perhaps that should be a red flag.

Hey Dan, It could be a huge red flag if the DST Sponsor is not providing their track record.

The once pretty red front door now has children's stickers all over it. 

Just as the current way of business was rooted from about 100 years ago and the MLS took center stage the last few decades, things will change.

So, a property may be in a "red" area on a map due to proximity to crime in the past year, but the actual location of the home is perfectly fine for a long-term, passive investment. 

In your example I see nothing wrong and no red flags with this request.
