If I ended up getting only the gas furnace, it was going to be 10k but both the gas furnace and AC were 18+yrs old and at the end of their life cycle.

I am personally very bullish on the Phoenix market.  

the only thing with that is protecting future landlords.. but then again thats a personal choice..  

If not from the person in office, then definitely from the person running against them.
