(most of the time I was just explaining what seller carry back financing was, I was astounded by how many bankers didn't have any idea about it)  The moral to this story is call as many banks as possible then take the best offer for what you want to do. 

Unless they know to look under the satisfaction of lien area of county records, they will believe I am a poor character person with bad morals.

Usually the asset will be held in the name of someone in the family with verifiable income.As far as morality, while I personally don't agree with this use of student loans and wouldn't encourage it in any of my friends, it's certainly a better use of student loan funds than pizza and beer.

The moral of this for me is that even if this deal doesn't get accepted I didn't give up and met a possible new lender.  

Moral of the story these 1% and 50% rules are just rules of thumb, you still need to make sure the property is profitable before you buy.
