You are asking here to pay someone for their time in reality and that is where you will get pitched every program on earth when in reality, you are doing the right thing by meeting a lot of investors.

If it's tight or you're uncomfortable with the tenant you have in there from a confidence perspective, especially if this is a first deal, maybe meet in the middle and get a lender at 75% or 77% (doesn't HAVE to be at 5% increments) that wont make you season, and leave a bit more money in the deal, but sleep better.Overall, if I cash flow well, have/keep reserves, and am comfortable I fixed everything in the house, I like to max out the LTV on refi.

Go to meetups locally see what others are doing and meet these people for coffee.

I would also add that you would find value in attending real-estate meet ups. 

I definitely recommend connecting with an STR community in the CO area, because it's great to meet other people doing the same thing and bounce ideas off of one another.
