He advised that they''d both need to be converted and the total cost would be 15K, which wouldn't make sense for me at the moment.Curious if others know of a more cost effective way to convert to split the heating system or if it's better to just build it into the rent rate.

ROE over 5 years is too low (I want 15%), you’re creating zero property value and your ROE in this example is being largely impacted by your 3% annual property value growth, that’s a bit high for me at this part of the cycle (2% would make me more comfortable) I would also make the assumption that your rents and expenses are growing in lock step.

If it’s worth “just” $825k, then there is not enough ‘meat on the bone’ to be able to get a hard money loan for the down payment, rehab, float you for long enough to be able to flip it, etc.
