Although I do not agree that I was being racist, it has never been my practice nor intention to get into a name calling incident, so that post he found offensive was removed.

If it's a problem with the plumbing and significant areas of the flooring, walls, or ceilings need to be opened up and it becomes too disruptive to the tenants or hazardous, an offer to house the family in a hotel for the time being would be in order.However, mystery water soaking a carpet brings to mind an incident in one of our properties... the tenant's brother-in-law hooked up his washing machine and didn't secure the water exhaust hose properly.

If you ever run for political office, let it be known that some scumbag journalist will bring up the incident of how you evicted a single mom with two kids. 

And you can point out that it is not technically a conviction; that is a consideration for fair housing laws.In my screening process, you do not have two or more criminal incidents, you are not a level 1 sex offender, and you are declaring rather than trying to hide the issue, so no lost points there.

I know Proper Insurance provides Short Term Rental Insurance; they quoted me $600/year for each of my properties (would come out to $3600/year) for $1M in per incident and $2M in aggregate liability coverage for Personal Injury + Business Income Loss.

In the absence of that, I would have some type of incident report completed that basically describes the events and includes a Tenant acknowledgment that they declined medical treatment. 

I have offered many tenant's cash for keys and had them leave peaceably with no incident.   

A few thousand dollars is nothing compared to the potential revenue that may be disrupted as nervous Hosts retract their properties due to this incident.
