Exterior - I know a guy...Flooring - agree with your estimate - but what are the pros/cons of various materials here?

You are responsible for the upkeep and maintenance on the property’s interior, exterior and lawns.

Siding and exterior trim goes last out of those 3. 

From my limited experience (and reading the book on rehab costs), I estimate the exterior rehab costs alone to be $35k.I have not seen the interior of the home but it can't be good.

Should I paint this exterior?

Typically if they cover exterior maintenance the Master Insurance will cover the structure and exterior issues (Like if there is a storm and blows the roof off you won't make a claim or deal with the repairs personally).You would need something like the HO6 mentioned earlier.
