If your strategy is strictly mtr then consider areas where traveling nurses and other similar occupations prefer.

Appraisal - Yes, the current rule is that on your SUBJECT property, you need to have an executed lease with 2 months of payments...OR....a lease with a 1007 "rent comparison" report on your appraisal.
