So there were some foundation costs, but for the most part we were able to use most of what was there.Due to setbacks and the narrow lot, a new footprint wouldn't really have given us much more square footage without doing a very narrow/deep floor plan.

You should plan to review all the owner's financial statements, review the rent rolls, walk every unit, audit every lease, have contractors inspect the mechanical systems, roofs, create a business plan, review title, review environmental reports, shop all the comps, etcDo you have financing already lined up?

They will do loans in the following areas according to my banker: Muncie, South Bend, Indy, Bloomington, Evansville, Louisville, Ann Arbor, Grand Rapids.The huge caveat is that they want the borrower to also live in their footprint area so if you are an out of state investor, you are out of luck.

Doesn't sound like any footprint changes..Perhaps you can check with your homeowners insurance to see if a worker would be covered if injured, could save you quite a bit going that route.
