I got a copy off Jean years ago at a meeting and its a great lease but the lease I use puts that to shame for sec8 use anyway in fact I'm almost embarrassed to have someone see it but boy are you covered!!!

In fact, I'm almost embarrassed at how much I don't know lol, but my focus is on getting and closing deals. 

they will either be too embarrassed to reply because they bought a terrible deal, or they wont have one to talk about.

It is much more effective for me and what I say depends on where they are in the process and contrary to what you think, most are willing to talk, they are looking for a way out of their problem and they really don't want to chase away some possible help but are basically embarrassed or ashamed.

It could make your relationship a little uncomfortable but I think your tenants should be the ones embarrassed and worried about damaging the relationship since it was their bad.

For as many wholesalers as there are right now there are just as many embarrassing and unprofessional buyers.

Needless to say, I'm embarrassed now.
