If I bump the bedroom up to 6 it instantly goes to 200k.

Your lease should state that tenants leave the unit in the state in which it was delivered.

It's not possible to answer the question without defining the scope of what you want...a swim spa style system craned in over the roof could be a couple weeks if it's in stock and can be delivered ASAP...then you just complete decking and landscape and it's finished.

So do you accept instant booking and you confirm or requests then confirm with id?

I have searched high and low for services (Doorstead, Craigslist) but it seems no one is offering that level of service, or if they do I don't trust they can deliver considering my specific needs (experience with potential section 8 type community) in an increasingly gentrifying part of town.
