I got the invoice today for a property Im closing on in 2 weeks and its $925. 

Invoice the full amount and settle it as a B.D.

Just curious if most people send out statements, reminders, invoice, etc? 

Run the amortization charts. 1-2% over the life of a loan makes a big dang difference.

I've paid 4 contractors to install light switches in the kitchen ... and the dang light switches still didn't come out how I spec'd them to EACH one on paper. 

Invoices were by vendor filed separately. 

Leave the receipt or invoice on the counter where they are likely to just happen to see it.  

. ;-)@Robin Lewis In paradise my PM would also be totally awesome in checking, analyzing and telling me what improvements I could/should do (I'm somewhat of a distant owner), organize the contractors and material, overlook everything, kick some butts here and there, provide progress reports and ultimately pay everyone involved and then invoice me accordingly.

I have a gm that has ran Multi million dollar restaurants as well as smaller ones.Last month we had a positive cash flow of 6k after entering all our bills and invoices.
