Commercial lenders are not playing by the same set of rules as conventional lenders.   

Consider that a few big expenses (ie. roofs, HVACs, etc) are often taken care of for a little while, since they are replaced as part of the reno in a few of these example properties.Thank you all in advance!

If the loan is conventional, it is likely serviced by a mortgage servicer and you will have difficulty getting in contact with the actual investor who owns the loan.

Yes, if you know the lenders who do not care about seasoning, no if you do not or get the money and season it so the deposit can't be seen.Now, that is a nightmare scenario and let me tell you why. 

Note that FHA can be a great option at 3.5% down but don't rule out the 5% down conventional option either.
