I keep hearing that STRs are dead and that Airbnb/Vrbo will be a bust, but I can't help but think that there are other factors that are somewhat contributing to this thought, such as people getting into the STR game not know what they are doing, defaults due to communities putting in heavy restrictions on STRs, etc.

but I doubt it will, this is very cut and dry, and seems to be a case of them just being entitled and thinking they can get away with whatever they way because of their "charitable" status.

The nice part of the rent raising is the government usually picks up most of the increase and keeps the tenant portion the same (or the tenant will at least contribute less to the rent increase than the govt) so it hurts them less or not at all.

Assuming I could qualify financially (primary income plus FHA allowed rental income contribution from additional leased units), when I become the owner of the property, would that prevent me from using a FHA 203b to house hack a second property?

It is not money out of my pocket, the interest is deposited into my 401k fund - effectively an increased 401k contribution; just have to pay interest until the loan is fully paid off.
