My idea is to find another buyer who has cash i.e. their own funds, access to hedge funds etc I just don't know if I should list it on MLS or where to find this type of buyer quickly any ideas for a super quick sale this would be as is the title is already ran and I just did renovations on both properties?

It will affect your reviews like everyone said.I will say that it isn't super easy to put a water line where there isn't one depending on where the water is but look at what @Bruce Woodruff posted as an alternative.You will still need to change out the fridge.

Now reality.. unless your using funds from a super successful business.. most most starting out are not sitting on piles of cash or have family offices.. so debt is the only way to get in the game.Also short term debt were your in and out can work.. but it also can bite you in the butt.. look at all the builders that went down in the crash.

I always remember that rockstars know rockstars, so find someone who is a mover and shaker - likely a meetup host - and then ask them who they know.The people doing 100 flips are super busy, so I've also found the best person to find is someone who is a step or two ahead of me...so maybe for you, that is someone doing 2-3 flips a year.

I don't think you are going to be able to get insurance for two separate living units in a single-family when they are both illegal and likely do not have the correct egress windows (basement) for fire safety which could subject you to huge liability if something happens to either party.
