I would stay far away from it. 

Stay away from any screaming deals near Rockwall lake, that area is actually a flood plane and got flooded a few years ago.

That said, a condo or apartment just outside the Strip could still work if it offers something unique, like better pricing, quieter surroundings, or extra amenities.Personally, I’m more into staying at hotels and resorts in the U.S. because they usually provide a full experience with pools, restaurants, and entertainment.

That way, you keep some cash flow and stay invested in the stock market, which can help balance things out. 

You can stay friends, but business is business.

And of course the appreciation can come a few ways if rents really rocket up.. but most rents in low value assets stay pretty stable and or there is major re gentrification like we experienced in Charleston SC . 

From my experience, many investors prefer to stay hands-off and avoid the day-to-day operations—managing contractors, solving unexpected issues, or finding a replacement electrician.

If your student loans are only 3-5% interest, that's pretty good so I think it's okay to pay those off over time.It sounds like you're making good income with your current employer and there is room to grow, so I'd plan to stay with that job until you can pay your high interest loans off and save enough for a down payment for your first property.
