Personally, remitting myself makes sure I dive deep on numbers.

@Treza Edwards  your original question may answer itself when you say there is not much new construction going on. 

If you have a seller-financed deal, I can help you line up a DSCR loan and set up a second position behind it so you don’t have to come out of pocket much.

Any part fo Texas you might recommend that are safe?

@Vinny Muli - it is VERY hard but not impossible to get an equity line of credit on a non owner occupied property. 

Would be great to reconfigure the lot lines on the two additional parcels so they'd both meet the minimum to build.

It depends on what your plans for the property are. 

They offer a $10K repair fund to fix damages in addition to SD plus warranty for appliance repair etc.I have no say in whom they choose to move in, whether there are animals, limit on # of occupants etc. they reserve right to inspect property so i have no idea if they can tell me to remodel, paint etc.does this make sense i have a vacancy coming up in October (bad rental timing).

I think it would be better just to stay on good terms and let him know you will contact him when you are ready to sell.
