The panic of all this only highlights how many VERY novice players we have in this industry, and that is the real fearful item. 

Personally I find that a red flag unless they have a good reason.

They possess an in-depth knowledge of their target market and have cultivated strong relationships with brokers and other key players in the industry.

In my many years of experience, if a GC would even consider negotiating, that would be a huge RED FLAG.

( He worked as a part-time super for a few other much larger buildings so this was welcome supplemental $$$ for him)If you manage properties in the area (say anywhere in the area loosely bordered by Sunset-Park, up to GreenPoint to Williamsburg & Bushwick, down to Lefferts/Flatbush (see red-circled area in map below) let's create a little 'union' to share a part-time roaming Super !

Most buy homes or look to soon after they get here so they are probably not your target renter.SLT is hard (but possible) to build in they are allowing ADUs if you can jump through the red tape of permitting.

Granted section 8 does have more red tape.

I suggest you get with the SA Housing Authority, it's one of the best in the country (next to ours, hehe), ask them what areas are in demand, not what area to "red line".I love the area, not real familiar overall, it's a big city, but I might suggest you look around FT.

I believe they have streamlined FHA 203K loans when the rehab is less than $35K which has less red tape associated with it.
