As an agent, have you picked a focus yet or considered specializing/nicheing into being an "investor friendly" agent targeting investors to work with (over generic homebuyers)?

With the start of the school year, many residents are reluctant to pick up and move.

You might be able to pick up a used program on Ebay or Craigslist.

Pick up a copy of 30 Day Stay by Sarah Weaver and Zeona McIntyre from the BP bookstore.

Or does this basically PAY THEM to cherry pick properties from a bunch of wholesalers?

He picks up day jobs and temporary work where they don't care about a record in the interim.

I would love to pick your brain about this more and how the numbers worked out.

Hi Jerome - MTR is certainly one of the areas of lending that is still new and lenders are still adapting - probably going to run into trouble with more traditional and conventional lenders - which generally take a long time (years) to adapt to new trends like thisI wrote about this late last year as one of the developments to watch for 2024 - particularly how DSCR Lenders are approaching, which is likely the best bet for this investment type currently (but note not all DSCR Lenders are the same - so will need to vet and pick one that is MTR friendly and generally forward-thinking)What’s Next For DSCR Loans?

We purchased them early on and kept picking up rehabs to keep as rentals so there was no need to develop it yet.
