@Sean Sloop Also take a look at doing a "Flat Fee MLS" listing, which gets you the exposure of the MLS + major websites for a small upfront fee (e.g. $150) and no listing commission.

You would not want to manage a significant stock portfolio in the same entity/vehicle as real estate for reasons of risk exposure. 

Over exposure we know is a very bad place to be for a property investor.I would suggest you stay ( or get!)

That's a lot of speculation on the part of your CPA, @Chris Thompson, and honestly sounds like someone w/o too much REI exposure.

As a self-defense measure, we are examining our resident’s employment, looking to see how many of our residents work in the hospitality, entertainment, restaurant and airline industries so that we are aware of our exposure to future rent defaults by residents employed in industries most likely to see job/hour cuts.  

If the jobs dry up the ripple effect could be felt and vegas has a decent share of exposure possible like almost every international destination.

Most of us can't comment because we are not familiar enough with the area's exposure to low oil prices and a recession.

My properties also normally have little to no maintenance but should I need to enter one of my properties I probably wouldn’t change anything since I’m still going to work and the grocery store and have plenty of exposure elsewhere.
