Hello All, i came across this college town property - it is a value add opportunity. 14 Unit Complex - 12 2bed/1bath & 2 1bed/1bath * Separate electric and water meters.

I am primarily concerned it is a matter of inhabitability if no usable shower is available for 3 days and that could hold up in court if they chose to go that far to get full days rent off.

If you do go to court for eviction, the mediator/judge will want to see a record of non-payment notices to demonstrate the tenant is not having a one-time hardship.

His knowledge and expertise in the field are unmatched, and he has a knack for breaking down complex concepts into easily understandable terms.

It also usually requires opening a special bank account and depositing the rent and/or getting court approval.No rent = eviction notice. 

May have been an actual choice, or simply unaware that you should have, either way a court case on this would go nowhere.Use it as a learning experience for the next time around.

The most recent was a 64-unit complex for $6.4MM to have a proxy, but not many of those assets available here.

We're going on year #5 with our rentals.It gets easier, and like you mentioned, life will become less complex.

It may be a bit complex at first glance, but with reps and time it will make more sense.
