I do have access to raw MLS data and if I divide the house based on price average, you wuld see different trend, I think my chart metholody is even more accurate than Zillow's.

The property is in a very trendy area of LA and both units should be easy to rent out.

If you have the right zoning and do it right, you should have success in this market.don’t mind some of the comments from some of the legacy folks on here who think you can only have success in a traditional large dwelling.the reality is millions around the world have always, and will continue to pay for hotels (which are under 400 square feet) so if you offer a good product you will get market share. the trend is cheaper housing on vacations (without sacrificing quality) to offset the high gas prices, high food costs, and high attraction prices which will continue to only go up up up. 

I already own this home in a trendy Westside suburb of Cleveland. 

I live in Austin and the rental trend is up big time.  

Another exciting trend is buyers have been more concerned about eco-mindful lifestyles.

I think the market here is under priced compared to its future value, but buildings like 15 CPW are quickly changing that.The West Village is trendy and expensive, but I just don't see the inherent value of the location unless you are very social and own a townhouse.
