Maybe a metal band about the opening to texture the wall? 

There's numerous industrial and chemial plants several miles away and a lot of workers are from out of state getting paid great money and are willing to pay a bit more or split to have a nicer place than some of the basic trailers they usually set them up in.

Adrian - that's my understanding as well.I'm not looking to change GCs, just wanted to make sure I had myself covered that the contractor would get all the work done.Btw - plant city...pretty close.

It did darken the end results a little and I loved how it brought out all the natural lines and texture in the wood.

They might even plant street trees.I would only consider a fourplex because of the road diet project.

As far as plants for the yard in the high desert, I like Carl Forester grass...break up the front with tall feathery stuff and create winter interest.

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

Typically only porcelain tile and the tend to have more texture.

I'm interested to know from any investors up near Spartanburg, Greer, area of South Carolina ( BMW Plant was built years ago)  What investment opportunities or what kind investments you wished you would have made a move on before the growth began.
