Soft and easy washing.

Consumables like detergent, toilet paper, paper towels, coffee (if you offer it) and on and on.

We've heard complaints about both rooms with the mattress is too hard and the mattress is too soft.

I've had a strong career in nonprofit management that's taught me a lot of hard and soft skills that translate to real estate very well.

I am not sure I can recommend buying turnkey as the companies that I know are focused more on new construction, with almost no cash flow when properly accounting for soft costs or they are rehabs in increasingly marginal neighborhoods. 

Paint the walls a fresh white and stage the room with a  modern rug and shower curtain (to conceal the tile) and accessories (towels, a small plant, glass apothecary jars for cotton balls, etc.). 

Thread count bed sheets and fluffy bath towels are not in my vocabulary. 

Buy a sprayer and a sponge mop and a soft siding brush.
