From what I’ve read in The Economist, short-term construction loans or hard money financing could be a great fit to cover the $90K needed.

I am looking to grow the portfolio to short term rents in Daytona Beach, Florida.  

It's great for managing at the property/unit level, but unfortunately, falls short on managing finances big picture once you add more property.

I’m also based here and have experience with short-term rentals, property management, and work with investors like yourself.

I am guessing that the tenant may be short on funds to pay twice for Jan, until reimbursed by the old owner, so would first make your case to the old owner who has the funds you are owed and certainly hope once reminded of that will refund them. 

If I did short/mid term rental I could do about $3.5K/ month for 10/12 months.

Andrew did call me, there was a second distribution I didn't know about and a 3rd supposed to be coming shortly. 

I know January and February are slow months, but looking for suggestions to seek bookings in the short term. 

A good one will also have skin in the game and will even be able to bring new acquisitions to your attention.

The short answer is No, you don't need it.
