If this is true, then my next question to you is why go through all of this hassle scouring for discounted deals in NYC (hardly any these days), dealing with incompetent contractors, delayed rehabs, finding decent tenants and dealing with tenant calls or finding a decent property manager to deal with it all for a 10%+ fee..... just for a 10% return?

Scour the internet and hundreds of people agree with my general comments. 

From the tenant's perspective, there is the process of scouring multiple different rental websites, contacting the landlord, filling out the application process, and applying for the property (and hopefully succeeding in the application). 

I have scoured the internet for examples of stories from people buying occupied property at a tax sale and having to file for ejectment.
