Have you been dealing with any water leaks, drain issues, or delayed repairs?

Running water/w showers, toilets, fire pit, sounds like fishing is possible....  

Its possible she sees some kind of weakness there for her to exploit and is testing the waters of what she can get. 

There are water stains in the ceiling, the electric needs some help in the floor two bathroom, as well as the water pressure in the shower.

I believe that the shower in the second floor bathroom is causing water damage and creating the mold in the first floor bathroom ceiling, which may require removing the first floor bathroom ceiling. 

In that same 6 years I have had to replace the stove and water heater, have the dryer and oven fixed, and had a tree trimmed and an eve repaired.

Consider putting in a separate electrical meter, a separate water meter, and separate gas meter.

Are there signs of water intrusion on the inside of the structure?
