@Sonya Sharova I haven't personally done Frank Rolfes boot camp but I have heard it's great.

Personally, I think this company is probaby about to go out of business - they have lots of inventory, and it's not exactly prudent to be investing in FL in the coastal areas now anyway.  

I'll let others chime in on their experiences, but from a motivational perspective, I think attending live events and getting the "conference high" is something that only happens through in-person connections and being in the same room with investors who are eagerly pursuing their real estate/financial goals. 

The only other option I see is a short sale, if you don't need to purchase for a few years and don't mind a temporary credit hit to save the $60k.

@Jerry Chilimidos I am not a CPA owever my understanding is any loans to your IRA can not be personally guaranteed.

So it's just personal preference and budget for a host.

DSCR loans go up to 80% of the purchase price and depending on the Debt Service Coverage Ratio and your credit score you can expect rates on a 30 yr loan ranging from High 6%- Mid 8%. 

I only spoke with one person so far and they scheduled for more information gathering/ rental investment calls from them this upcoming week.

I didn't realize it at the time but through my first few jobs I was fortunate to work alongside teams who were true real estate finance experts and learning through observation was critical to my personal real estate investing growth.
