Policies are based on any flood incident anywhere in the US so if there's a disaster in Texas, the cost of the damage is spread to all securing coverage under the National Flood Insurance Program.  

Thankfully we've had very few incidents and we set the expectation with the lease signing.

Consider getting an umbrella insurance policy that will cover any incidents that max out your home insurance.

I thought this was a pretty clear case of main kitchen drain pipe backing up water into my unit and causing all the water damage, and that the building complex was responsible for this incident, until the property manager started disputing everything.

If you, the driver at fault, transferred the deed to your home and did a bunch of things pre-emptively to a suit being filed, a court will look back at all transactions from the date of the incident as fraudulent transfers/conveyance.

These are all red flags that this person is one incident away from falling apart and bailing on you.When someone tells me they will be late, I thank them for keeping me updated and remind them of my policy regarding late fees and starting the eviction process.
