I had a call with Simpletalk a few months ago and seemed pretty interesting but haven't pulled the trigger yet as it is costly.I know services do white labels and people brand it into their own AI call services, which mean a lot of these AI calls may actually be the same service...How much does Air AI cost?

FYI, most of my CFO clients borrow from HMLs that will lend up to 100% of their rehab costs. 

I also suspect inflation will drive continued migration to lower cost of living / lower tax states.  

Debt service is way up, revenue is generally down, down payments are way up, financing terms and costs are much worse.The time of fast scaling has passed, unless you're very creative. 

Also your permitting process, type or land, grade of land, if underpinning is required will all play a factor into your cost. 

It's infinitely harder and much more costly to scale a construction crew than it is to find people interested in buying a good deal (that you'll provide happily).

@James Boreno You’ll likely owe taxes, but don’t forget to account for your adjusted cost basis, which factors in the original purchase price, depreciation over 10 years, and any capital improvements.

Many months of costly vacancy, local market rent & resale deteriation, special assessments, property taxes and maintanance fees suggest a quick sale would have been the wise thing to do 2 years ago.

So, what is my most preferred to least preferred, it all comes down to cost of capital.  

My wife works for Ferguson, and I know many contractors, so I can get a lot of materials at cost.
