There are agencies like the one I work for that have a private inventory of off market properties (not on MLS) that have been hand picked for individuals that don't have the time to pound the streets.

I'd recommend a pro for the fancy night time shots and when additional external light devices are needed to help illuminate a dark room or to correct for an overcast or too bright day.

You can one-way ach transfer into any account but to prevent fraud (and potential liability) many companies require you to verify the micro deposit amounts before they will withdraw money from an external account.

At one property the Electricity was turned off and after closing I was forced to get the external wiring re-done and meter changed.  

HOA would cover "external" like landscaping and trash.

How about an independent broker so that they don't need to be registered and share profits with an external brokerage?

It probably just never occurred to them to seek a business license because they work for someone else.I basically have my entire office in a backpack between files in the cloud, laptop, and external drive.
