you can get on a team and get paid to learn.. there are some really big wholesalers that hire closers on a draw basis plus bonus .. so they have a means to live. while they get started.. much like the Auto industry with auto sales folks.  

Some lenders may not care or may have more generous guidelines. 

Just because you kick these people out and raise the rent doesn't mean the next tenant will be grumpy and complaining to all the neighbors about how high the rent is.If your current tenants were truly grateful, they would have recognized that even an increase to $1,050 was a generous offer.

My over 9 years of experience as an REO Asset Manager is an added bonus because I've know how to manage rehabbing properties throughout the country.

Bonus points if you narrow in a on a specific market too, but that doesn't need to be done right away.

I have found that the people in the meetup groups I’ve been to are generous with their time and knowledge.  

Go with a good attitude and people tend to be very generous.

I am fortunately blessed with a generous pension which I live on and a bit more is on the way whenever I decide to start taking SS.

.- I do this often, mainly to build a relationship with the listing agent, never had one take me up;  offer $500 bonus to the listing agent, and that she gets the full 6%. 

My ops person who runs my stuff gets 6 figures as a base and her commission / bonuses will be equal to her base this year.
