Did people not know what they were actually investing in? 

My problem is knowing who to trust and where to start to find actual deals.

So, I would try to gauge the perception because that is mostly actually affects you.

Is this just them telling you what they did before or are they actually going to give folks actionable and legitimate advice?

To answer your question (that wasn’t actually aimed at me) my concerns are investing in an area that I’m completely new to and building an out of state team that will be effective. 

My guess is that the "broker fee" is actually points for the rate.The underwriting fee seems typical.Alternatively to help with closing costs you could ask the broker to take a higher interest rate to receive more of a credit back.
