My husband and I live about an hour and a half away and work full time but would plan on placing tenants ourselves and having an emergency on call maintenance person close by.

Also keep some money available for emergency CAPEX; furnace, roof etc.

I discovered the beauty of generating lasting, generational wealth through RE investing and came to the realization that you don’t need a license to succeed in real estate.My plan and vision is to build a real estate investing business, specializing in the syndication of cash-flowing, multi-family deals in emerging markets.

If I could pay off the mortgage if called, I might go that route, but we don't keep that high of an emergency fund so I won't risk it.    

@Ryan KurthI'm an HVAC contractor and I have a few, used, warm air furnaces that I keep around for emergency and/or construction use.

So the details are slow to emerge.

I have family there who could/would act if necessary - i.e. emergency. 

@Drew Brown  Sorry for the delay, busy season.....We do rent a few more remote properties (but not too far from office) and have turned down many....A main criteria that there would be some kind of phone service, land line or access...Many areas outside of the cities have shaky cell service so not being able to have someone contact us in an emergency, to me, is not workable. 

When I find myself swimming up stream, I look for opportunities that are emerging elsewhere.
