The only legal reason I've ever heard for a tenant to be able to break a lease with no consequences is for a military deployment.

@Erin Dorsey Robinson Yep, I see this as an opportunity for investors to firm up their personal balance sheets, build up a war chest of capital to deploy, and exercise patience in the short term (waiting for market fundamentals to erode in the intermediate term, and for deals to become more attractive) and exercise aggression in the long term (capitalizing on weakness in the market as sellers' expectations are forced to adjust). 

There are a lot of fund buyers sitting on hundreds of millions to billions of capital they need to deploy.

One of them is in the army and may be deployed in the next year.

I'm currently deployed in Kabul Afghanistan in the dirtiest, nastiest air quality in the world and we get some pretty crazy dust storms out here at times.

While deployed earlier in the year I did research and picked to look at Columbus, Ohio.

Our team even has a number of clients that turned private lenders - they help us fund our flips and other acquisitions while they just deploy capital and collect checks after.
