They will work with the buyer to re-set the loan and terms because when they foreclose and bid the property in for their loan amount which they mostly do around here, they have to recognize the loss as a non performing loan which has a multiplier effect on their lending base.

@Andrew Steffens, fair enough, but with a lower entry point, higher appreciation rates than most small cities (it has 100,000+ residents, which is not little), great MTR-LTR metrics, and nearby well-performing regional attractions, it has a lot of data pointing to it having a shot at success.

To answer your question, I am a passive investor and probably will stick to the doors I have until the opportunity presents itself (probably won't happen since I'm very casually looking for it.)As far as 1st lien HELOC and investing goes,  it seems advantageous to me to have the option to reinvest from the LOC if the opportunity falls on my lap as opposed to having debt/equity tied into a conventional loan.
