Put a reminder in your favorite calendar application to remind you to start looking at rates 2 weeks before your current contract ends, which is around the time when you can switch without an early termination penalty - but check your REP docs to be sure.Best price I ever had was 1 cent per kwh, but that probably won't happen again for a while, if ever.Side note: Only once did an REP not honor it's EFL, and after they declined to adjust what they were charging me, I filed a complaint with the PUC of Texas. 

After crunching my numbers I don't think I could rent it out enough to really turn a decent profit (other properties are renting for $150-$175 a night but are much bigger/nicer and aren't maxxing out their calendars).

Our phone calls ring to both our cell phones, and since my wife and I both work separate jobs, sometimes it's hard keeping track of who answers calls and what follow up is needed.This weekend I found a way to integrate our current CRM software with our Outlook calendars which will enable us to set reminders for when it is time to follow up with sellers. 

You could put up a video of someone zip lining.As I said before, get on the big listing sites or smaller property management sites and study what is already available in the area, check out there calendars every 2 weeks to see how busy they are, what their seasonal prices are, amenities, the look & feel of the place, etc.Personally, I don't think you need to wait until after this ski season, I bet you could figure this out in 2 wks, it is the property hunting that took us the most time.

I woke up to look at my calendar for the day and noticed that I am double booked and  I will not be able to attend the meeting tonight.
