I made a few deals in North Dallas.Special assessments and HOA fees are a risk and renting out a condo most likely won't generate much of a cash flow.At $300k with you credit and saving you can still qualified for a loan for sure we have to find the program that works for you.On that budget you could find a nice place no that far from work so you don't have to move far to the suburbs. 

We go to straight to sellers with our marketing the prices our better and the ones that meet our criteria we keep for cash flow and the ones that don’t we wholesale.

Those are the only numbers that matter.I assume they're offering you Actual Cash Value when you're used to having Replacement Cost. 

In this later scenario, you need all cash, just the same as if you were doing this old school style at the courthouse steps. 

Purchase price: $932,500 Cash invested: $450,000 20-unit building converting from LTR to fully furnished MTR/STR.

Cash flow is not great since properties are priced accordingly though.  

How should I think about cash vs. equity?
