What I like about buying distressed units is the foreclosed unit owners abuse rarely effects anything structurally, in some cases it has no effect on the mechanicals either.

When you say "incomplete foreclosure" are you saying that a lien holder (mechanic's, mortgage, etc) can come back and claim ownership in the property?

Then it might be possible to install a remote-control drain with a button at the front of the tub; I've seen one model and there are others, but it might be hard to get enough access through the side wall to install the control mechanism below the tub.

Typically I look for a businessman who has good income monthly but shows little income on their tax return because of tax write offs or someone who has great income but has bad credit that is "excusable". ie: Medical problems, previous job loss, auto accident, that kind of thing.
