I would get a slab/foundation company out there to take a look at the property and see what the quote is to repair it.

Someone out there must study those submarkets pretty heavily and can explain how housing stock has changed or not changed month over month the last few months... 

I recommend starting with some BP podcasts and starting to figure out what your skills, interest and capital align with.

myself I think its excellent far better than going out of country or some smaller city that you need multiple flights to get to.. 

Can you figure out for example who has seniors in high school and do they have any other kids at home.

I’ve hit my goal now so I’m not taking out anymore loans.

Then I'd push those factors out if there were no good comps.  2 miles, 6 months.  2 miles 12 months , etc.It takes some local knowledge to know when you're pushing those parameters out too far to be useful.
