Most of the adults here posted that there is precious little data on the father's situation to narrow things down, and a whole lot more would be needed to weed out less useful ideas.As you seem a bit fixated on me (I'd be flattered -- but no, not really), I suggested evaluating the father's debt status and terms of the loan to determine what might be paid off or put off if better gains could be had with that opportunity cost. 

But the part of me that is hard on myself says "get some experience on your own because currently you're worthless and nobody wants to waste their precious time helping you for free and good luck not getting scammed paying for guidance.". 

Because I understand that your time is precious, I am willing to assist in any way I can in exchange for gaining experience in the deal process.

The apartment I was looking at is a 12 unit for 547k but is worth little more then 300k cap rate of 8.48% I think if I remember correctly in Augusta, GA.
