For appreciation, the Columbus market is a strong choice.

Focusing on Connecticut for your initial investment is a solid choice, especially since you’re familiar with the area.

Ultimately this is a risk associated with purchasing a property where both adjacent buildings have been demolished.

The ultimate goal would be to live more affordably with the help of rental income, and then to cash flow after moving out.
