My long term goal is to transition out of the corporate world, so it's nice to meet others succeeding with similar goals.  

One it violates the real estate licensure rules and two wholesaling tends to work best in areas with a lot of distressed real estate and those areas were folks just move on their neighborhoods have changed and are transitioning to rentals for out of state buyers..

Assuming there is no rent control and this is in CA you will need to give 60 days notice, so you may have missed the boat on the beginning of September but their lease probably transitions to month to month once it is up.

Before you transition to a new tenant, make sure you complete a move out checklist (you can download one as part of @Brandon Turner landlording book extras) and send it to the former tenant.Not receiving 30 day notice from a tenant is a common problem.

They don't have much to their name and I found the house through a friend who knows the family so I'm just trying to give them a smooth transition and figured 1 month to get it together would be enough.

The seller mentioned that they shouldn't be bothered.The seller mentioned in the addendum that he didn't provide any appliances and that any belongings in the property belong for the tenant.What are some the best practices to transition the tenant from the old landlord to the new one?
