We rolled the dice with a new niche & it appears to have come up snake eyes.  

I also allow an extra hour when I book the sewer tech in case the drain needs to be snaked (tree roots clog the pipes and won't allow the scope to be finished in some cases). 

All of those sites that tell you they have up to date accurate preforeclosure (Not public) information is selling you snake oil or, breaking rules, if not laws.

If I want to take a "working vacation" for two months in another state or country, I have the freedom to do that because other people manage my rentals, mow my lawns, and snake my toilets.

I’ll of course never charge them for a plumbing issue that is a system issue (old pipes, etc), but have billed the cost of snaking when non-TP things are found.

They also have the ability to work with a locator, in a lot of cases, and you can locate the head outside of the house to "map" the direction of you sewer line, if you like.The newer cameras have HD, and you can locate damage to the pipe and clogs, and lost drain snake heads, from time to time.

I also eat lightning and crap thunder. 

I've seen a few OOS investors get snake bit from buying a great property at a low price and see the money from a spreadsheet and think they cant lose. 

He starts to remodel the units and I tell him the sewers under the concrete slab are busted because when we clean any drain our snake cables go directly through the busted pipes and into the dirt.

Once per renter it seems to back up and need a snaking.
