It seems like you enjoy being active and using your hands so maybe the BRRRR method (buy, rehab, rent, refinance, repeat) is your best bet as you could save some money and do plenty on your own, you could also do a live in flip potentially and sell it or rent it out later.

I learned something from these deals, but I am starting to think the path could look different for some investors getting started.Too many new investors try to be too hands-on when they don't have the time.

They are based in Seattle, so if you're not from Seattle, chances are you will not get much help other than rasiing your hand on the zoom call and asking a question there. 

On the other hand, the gentleman that we had to quit using prior to due to his underwriting changing got some new products and reached out to us and we have closed a number of transactions through him and if his product is not what fits what we’re looking for he is understanding and does not go off on us.

Now working on my short term properties as I like to do hands on maintenance or designing and financial strategies as much as possible.
