I've moved toward 3D scanning each place (with a Matterport camera) so that if I do get a request for someone to see the unit, I'll send them the scan first so they can do the virtual walk through. 

Ask him to do a walk through now of the home, take pictures, note any issues, and have him sign something acknowledging that if anything  changes from now (when pics taken) and when he moves out, he'll be responsible.  

@Anthony Kondorif you can pull it off write a book on it.The only way we got an out of state bank to back off was to take pics of the roof leaks etc etc.

I'd ask them to add a pic and have as LITTLE communication with them as possible.

God knows where he got it all, he didn't even know where when I asked him for full size pics for website.. he mentioned he had thousands, yeah, almost all except a handful (6 to be exact) were miniature thumbnail size. 

Since I do everything online, since everything is auto drafted, since our vendors pay us online (including our property management software and much more), and since we use a lot of features of our current bank (check scanning, credit cards, online access for our wires, statements, etc) it's a LOT of work to move operations accounts. 

We're getting $1950 rent.Re-reading my original post made me laugh as an applicant alerted me today that one of my houses is listed on Craigslist at $1200/mo and when I looked, it was a scam-someone had stolen my pics and content and reposted with their contact info.
